It's the process of independently verifying what's true about a property, including what's legally recorded against it, how it's zoned, and whether it's insurable, beyond what a listing or a single map shows.

Your agent, the seller, and this site all try to help, but in most transactions no one is required to verify these public records for you. That burden falls on the buyer, before the deal closes.

Why It's Worth Doing
Finding out about a recorded easement, a flood zone, or an open permit after you've bought the property is expensive, and sometimes impossible, to undo. A few checks now can prevent that.
