By accessing or using WithEasement ("Service"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Service.
WithEasement provides access to public easement and property records sourced from county GIS portals. All information is provided for informational purposes only and is not a substitute for advice from a licensed attorney, land surveyor, title officer, or other qualified professional. Do not rely solely on WithEasement data for any real estate transaction or legal decision.
You must be at least 18 years old to create an account. You must provide accurate, complete information and keep it up to date. You may hold only one account. You are responsible for maintaining the security of your credentials and for all activity under your account.
WithEasement offers a paid membership at $19.99/month, billed monthly via Stripe. Your subscription auto-renews each month until cancelled.
Members receive up to 30 HOA Intelligence lookups per calendar month. Unused lookups do not carry over. Accounts showing bulk automated usage, scraping, or abuse may be rate-limited or suspended without refund. We reserve the right to modify usage limits with reasonable notice.

Property records are sourced from public county GIS databases and typically reflect data as of the most recent quarterly refresh. Records may lag the county recorder by weeks or months and may be incomplete or contain errors. WithEasement is not a substitute for a title search, boundary survey, or professional legal advice. Always verify critical information with the originating county agency or a licensed professional. WithEasement assumes no liability for any decisions, transactions, or actions taken in reliance on information provided through the Service.
HOA Intelligence data, easement summaries, and property analyses include content generated by artificial intelligence. AI-generated content may contain errors, omissions, or outdated information and must be independently verified before being relied upon for any legal, financial, or real estate decision. WithEasement makes no representations as to the accuracy or completeness of AI-generated output.
The WithEasement platform, branding, interface, and original content are owned by WithEasement and protected by applicable intellectual property laws. Underlying property records are public data sourced from government agencies.
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, OR NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED OR ERROR-FREE.
TO THE MAXIMUM EXTENT PERMITTED BY LAW, WITHEASEMENT SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM YOUR USE OF OR INABILITY TO USE THE SERVICE, EVEN IF ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.
We may suspend or terminate your account at any time if you violate these Terms or if we discontinue the Service. You may close your account at any time by contacting us at support@witheasement.com.
We may update these Terms from time to time. We will notify registered users of material changes by email. Continued use of the Service after changes take effect constitutes your acceptance of the updated Terms.
These Terms are governed by the laws of the State of California, without regard to conflict of law principles. Any disputes shall be resolved in the courts of San Diego County, California.
Gas pipeline locations displayed on WithEasement maps are sourced from SDG&E's SB1221 public disclosure map. Pipeline locations are approximate and may deviate from actual infrastructure by ±500 feet or more. This data must never be used as a substitute for contacting 811 (the national Dig Safe call-before-you-dig service) before any excavation, grading, or ground disturbance. WithEasement assumes no liability for decisions made based on pipeline location data.
WithEasement incorporates data from: SanGIS/SANDAG (San Diego parcel and easement records), FEMA National Flood Hazard Layer (NFHL) (flood zone designations), SDG&E SB1221 (gas pipeline locations), and Nominatim/OpenStreetMap (address geocoding). WithEasement makes no representations about the accuracy, completeness, timeliness, or fitness for any purpose of third-party data.
Assessor data including assessed values, property characteristics, and ownership information is provided for informational purposes only. Assessed values reflect Prop 13 protected values and may differ significantly from market values. Consult a licensed appraiser, real estate agent, or title professional for accurate valuations.
